Pre-Design, Zoning & Site Evaluation
Our process begins with an in-depth pre-design site analysis, building evaluation, building department documentation research, and pre-existing approval/structural review of building applications.
Building Programming
Programming is the process of identifying and organizing the specific wants and needs of your project. We meet with you to learn about your spatial requirements and design inspirations to create your project wish list.
Schematic Design Development
Preliminary schematic design drawings are created to represent the scope of work. These drawings depict the architectural components of your project, as applicable. We meet with you throughout this process until design approval is reached.
Design Development
In this phase, we begin technical design drawings and a more in-depth development of fulfilling the preceding steps, as per your approval process. This may involve renderings, elevations, and 2-D or 3-D drawings.
Construction Documents
Based on the approved design, we prepare construction documentation consisting of drawings and specifications that will be suitable for filing with the Building Department and for construction by a qualified General Contractor.
Plan Submission & Approval
Plan examinations with the Building Department Plans Examiner for clarification of objections as required (NYS-DOB-PER). Our drawing services are concluded upon the approval of the plans by the Building Department.
